Buildings & Grounds

Keeping our Complex in good shape is essential for safety and our finances.  

Deferring needed maintenance now will lead to significantly greater expenses later. The Board must prioritize consistent upkeep to protect our investment.

Garbage Dumpsters

Overflowing and dirty dumpsters attract pests, create unsanitary conditions, and pose a hazard. October 2024 delivery of four new dumpsters proves that simply having more doesn't solve the problem. Properly managed and maintained garbage areas are essential for safety, health, and appearance. 

Vinyl Siding

Our complex has numerous siding problems, including pieces blowing off, bubbling, cracking, and general deterioration. These issues often go unaddressed for months, exposing the underlayers to the elements, and sometimes are never fixed.  Ignoring these problems can lead to interior damage and costly repairs.  Proactive maintenance is crucial for protecting our buildings, our homes and our Budget.

Community Message Board

The community message board by Building 2 is in dire need of updating. It's intended to be a communication tool, displaying Board meeting schedules and community announcements. Instead its neglected state reflects a concerning lack of transparency within West Ridge Mews.


Stucco Patchwork and Paint

Spring 2022 masonry and painting work in our buildings is prematurely problematic. Stucco patches are showing signs of water absorption, cracking, crumbling or peeling. Given the typical lifespan of such work, the current condition of the buildings falls well short of expectations.

Stonework

Damaged stonework in our complex, including displaced, misaligned, or crumbling rocks, needs attention.  These issues not only detract from the community's appearance but also pose safety hazards and can lead to more extensive, costly repairs.

Walkway Lights

Walkway lights are weathered, have rusted screws, deteriorating bases and poor lighting.  They should be replaced to provide a safer and well lit walkways in the Complex.

Missing Gutter Downspouts

Several second-floor loft bay windows are missing downspouts (some pieces have been found scattered around the complex).  These must be replaced to ensure proper drainage and prevent water damage to the building.

Broken Sprinklers

During the warm seasons, broken sprinklers lead to significant water waste, resulting in unnecessary expenses and a stream of water flowing into the parking lot.  

Building Roofs

The recent roof installation has raised quality concerns requiring answers.  Additionally, Buildings 2 and 4, re-roofed about 10 years ago, also needed numerous repairs. Quality installations prevent repair expenses, premature failure, and costly, inconvenient internal repairs for unit owners.


Chimney Chase Covers

The chimney chase covers are old and weathered.  Their condition should be addressed to proactively prevent and abate bigger problems like water damage, elements entering the chaise or pest infiltration.


Utility Pedestals

The green utility pedestals on the property are unsightly and require proper overhaul. Non-functional hubs should be removed, while those still supporting underground phone lines and coax should be restored and properly secured.

Exterior Building Care

Routine exterior upkeep is important for curb appeal: blasting away dirt and grime makes our buildings look fresh and clean.  It will also protect our structures by removing harmful mold and mildew.  Painting over problem areas is not a solution.

Grounds Pest Countol

Pest control is crucial for maintaining a safe and comfortable environment within our complex. The mud dauber wasps nest picture above highlights the need for a routine pest control program on our grounds.

Quad Carpets

Vacuuming alone isn't enough. Deep cleaning should be done for healthy indoor spaces.  Placing door mats with drainage at quad entrances is an inexpensive solution that will trap dirt and grime, protecting the quads carpets and making them last longer.

UPDATE: On March 10th, Samroz has announced via email that the quad carpets will be cleaned on March 11th, marking the first cleaning since their summer 2020 installation.  

Sidewalks Repairs

Our sidewalks by the gate entrance and around the complex should be repaired or re-repaired to prevent stumbling, falling, and tripping.

Shaft covers

Degraded and rusted shaft covers should be replaced for safety and aesthetic reasons.  Additionally, the new covers will aid in preventing the entry of insects, vermin, and unwanted elements such as rain and debris into the sewerage shafts.

Concrete Dumpster Pads

The June 2024 concrete dumper pad installation at Buildings 1 and 8 failed to improve the garbage collection area.  This project also removed two parking spots in an already limited parking area.  This alteration was done without unit owner approval, and reinforces that more spending doesn't guarantee better results.

Storage Make-Over

Given the numerous maintenance needs across the Complex, was the decision to paint the floors, walls and ceilings of 48 storage areas a good expenditure? The quality of the painting work is subpar, it provides no practical benefits, and the plum-colored door paint clashes with the building's brown trim, garage doors, windows, and railings.
