Governing Documents
The Master Deed and By-Laws are the Laws & Regulations of our Community. They provide:
Fairness: They ensure lawful rights and responsibilities, creating a level and honest playing field.
Order: They define how the community is run, including maintenance, finances, meetings and elections.
Values: They mandate standards, keeping property safe, values stable and community strong.
Peace: Clear rules help prevent disagreements between unit owners and Association.
Law: New Jersey law requires Associations to follow their governing documents.

2. Amendments to Master Deed as contained in Deed Book 6659, Page 484
DATE: 10/26/1981 Amendment updated Schedule of Percentage of Interest in Common Elements (unit shares). This is what is used today to compute dues and votes.
3. Amendment to By-Laws as contained in Deed Book 7121, Page 355
DATE: 06/30/1987 Amendment updated Section 9 of the By-Laws "Notice of Sale"
Unit Owners must inform the managing agent of the executed contract of sale, buyer information and closing date.
4. Amendments to Master Deed and By-Laws as contained in Deed Book 7313, Page 824
DATE: 08/25/1989 Amendment updated Paragraph 5 of the Master Deed and Article VI, Section 5 of the By-Laws to have special assessments payments equal amount for all Unit Owners regardless of their share of ownership.
5. Amendment to By-Laws as contained in Deed Book 7496, Page 722
DATE: 03/03/1992 Amendment to Article VI, Section 4 of the By-Laws mandated a non-refundable contribution in the amount of three (3) months maintenance at acquisition of unit ownership.

Our Governing Documents state that amendments require approval from at least 75% of unit owners. But in 2021, the Board of Directors changed the Master Deed and By-Laws without holding any open meetings, providing notice, or sharing information with the owners.
There are many changes affecting everyone, and one of most concerning is a new clause that names the Association as an "Additional Insured" on the unit owner's insurance policy (NOT to be confused with "Additional Interest").
